The Grand Traverse region for years fended off much of the recession that consumed most Michigan communities, but the full effects of a decade-long, statewide downturn and subsequent national recession finally are in full bloom here.

Property tax delinquencies are up, home values are falling, and local new construction in 2009 witnessed its worst year in more than a decade. On Sunday, the Record-Eagle explores what the lengthy recession is doing to local home values, how many businesses are fighting local tax assessments, and what's happened to area construction.
